All of the services below are included in the monthly management fee unless otherwise stated.
24/7 Toll Free Number – Tenants and landlords can contact us 24/7 via our toll free number for any problems that may arise. 1-800-807-5022
Free Initial Property Consultation – The purpose of a consultation is to:
Establish market value of your property.
Offer suggestions to increase the market value of the property.
Ensure property is in a marketable condition for suitable clients.
Create and discuss property goals.
Reports – We offer reports monthly, quarterly, yearly and by request. Our reports show you the income and expenses by building or portfolio.
No Initial Start-up Fees – Harrity Property Management does not charge start up fees. All administrative work is free.
Property Inspection Reports – HPM will conduct a property inspection any time that a tenant moves in or out of a property. A copy of the report will be kept on file, as well as delivered to you.
Rentalsman & City Officials – We will work with the Rentalsman and city officials in the event an issue arises with your tenant or property.
Rent Collection & Remittance – Collect and remit the rent to your account each month on a predetermined date.
Damage Deposit Remittance – Although we screen our tenants to make sure they are of good character, accidents still happen. We collect damage deposits on all units we manage with no exception. Damage deposits are remitted to the Office of the Rentalsman.
Professional Property Management Software - We use state of the art property management software to ensure your tenants receive the best quality of service. Tenants can submit maintenance request easily online through our website and our software also helps us to track and manage your units efficiently.
Online Billing - Receive you're monthly bill automatically through your email. Login to our online billing system to view your new invoice, as well as view past invoices and payment history. If you have any questions about your invoice you can submit a support ticket. We also provide the option to receive a paper bill as well (or instead of) online billing for $1.50 per invoice. You have the option to receive an separate invoice for each property, or a combined invoice for all of your properties.
Coordinate Repairs – In the event repairs need to be conducted we will coordinate the repair and book our appropriate crew. Please note that the cost of repair is the owners expense.
Customer Care Feedback – Once a year we will conduct a survey for tenants to evaluate the property and management. You will also be provided with a survey to evaluate our services and ensure we have the most desirable property.
Key Cutting & Control – We offer free key cutting up to 10 keys per year. All keys are locked up when not in our personal possession. Keys will be signed out by any contractors, visitors, etc.
Insurance Companies – We work with insurance companies to provide the best protection for your property.
Property Evaluations – We evaluate your property to insure you are receiving market value for your rental.
Maintenance & Improvements – Maintenance and improvements are an additional fee, however we do provide discounted rates compared to industry standards. We offer a wide variety of services including but not limited to: carpentry, electrical, plumbing, general labour, cleaning, crack filling, painting, lawn care, and project management. Each service is billed on an hourly bases or by the project. Free quotes are available for major improvements.

What we look for when we inspect the home is:
Power - we ensure the home still has power
Heating system - we check to ensure the heating system is on, and operating to keep pipes from freezing.
Frozen Pipes - We check for signs of pipes freezing.
Windows - make sure windows are closed (and locked) tightly, intact, and check for drafts.
Doors - make sure doors are closed and lock, and check for drafts.
Moisture - check for signs of moisture problems which are common during the winter.
Break Ins - we check for signs of entry into your home (forced/unauthorized), if suspected it will be reported to the police.
Vandalism - check for signs of vandalism, if suspected it will be reported to the police.
